These terms apply to all bookings at Springwood Studios. By making a booking, you agree to these conditions.

Making a Booking

How to book

Bookings are made by enquiry through our website contact form, email, or telephone. We'll confirm availability and send you a booking confirmation by email with payment details.

Who can book

The person making the booking must be at least 18 years old and must be staying at the property during the booking period. You are responsible for the behaviour of all guests in your party.

Booking confirmation

Your booking is confirmed once we receive your deposit payment and send written confirmation by email. Please check all details carefully when you receive your confirmation.

Payment Terms

Deposit

Balance payment

Payment methods

Pricing

All prices are in pounds sterling (£) and include VAT where applicable. Prices are subject to change until a booking is confirmed. Once confirmed, the price will not change unless you request changes to your booking dates or party size.

Cancellation Policy

Cancellation by guest

Early departure: No refund for unused nights if you leave early.

All cancellations must be made in writing by email. The cancellation date is the date we receive your email, not the date you send it.

Cancellation by Springwood Studios

We reserve the right to cancel your booking in exceptional circumstances, including but not limited to:

  • Property damage making the accommodation uninhabitable

  • Essential repair work required for safety reasons

  • Circumstances beyond our control (force majeure - see below)

If we cancel your booking, we will provide a full refund of all payments made. We are not responsible for any additional costs you may have incurred, such as travel bookings.

Force majeure

Neither party shall be liable for failure to fulfil obligations due to circumstances beyond reasonable control, including but not limited to: natural disasters, extreme weather, flooding, government restrictions, public health emergencies, war, terrorism, or failure of utilities.

In such circumstances, we will discuss options with you, which may include rescheduling or a full refund.

Arrival & Departure

Check-in and check-out times

Check-in: From [CLIENT TO SPECIFY - e.g., 3pm]

Example: Studio Two has self check-in via lockbox. Full instructions including the access code will be sent [XX] days before arrival. For Studio One, [SPECIFY ARRANGEMENT].

Early check-in or late checkout may be possible depending on bookings - please ask when you book.

Access and directions

Full directions to the property, including information about the access road, will be provided with your booking confirmation. The property is accessed via Midgehole Road, which is a valley lane.

During Your Stay

Occupancy

The maximum occupancy for each studio is 2 guests. The property may only be occupied by the number of guests specified in your booking confirmation.

Daytime visitors are permitted, but overnight guests beyond your booking number are not allowed due to insurance and safety regulations.

Pets

Studio One: Well-behaved pets are welcome. We ask that pets are kept off furniture and bedding, and that you clean up after them both inside and outside the property. You are responsible for any damage caused by your pet.

Studio Two: No pets are permitted except registered assistance animals.

All assistance animals are welcome in both studios with advance notice.

Smoking

Springwood Studios operates a strict no-smoking policy inside both properties. This includes e-cigarettes and vaping. Smoking is permitted outside on balcony/deck areas. Please dispose of cigarette ends responsibly.

Noise and neighbours

The studios are in a quiet valley location with nearby residential properties. We ask that you:

  • Keep noise to a reasonable level at all times

  • Be particularly quiet after 10pm and before 8am

  • Respect our neighbours' privacy and property

  • Avoid playing loud music

Parties and events

No parties, events, gatherings, or functions are permitted at Springwood Studios. Breach of this rule may result in immediate termination of your booking without refund.

Use of facilities

All facilities and appliances should be used responsibly and in accordance with any instructions provided. If you're unsure how something works, please contact us rather than risk damage.

You are responsible for your own safety during your stay. Please take particular care on paths and steps, especially in wet or icy conditions.

Your Responsibilities

Property care

We ask that you:

  • Treat the property and its contents with respect

  • Report any damage or breakages immediately

  • Leave the property in a reasonable condition

  • Take reasonable care to prevent damage, loss, or theft

  • Secure doors and windows when leaving the property

  • Turn off appliances when not in use

Damage and breakages

Minor breakages (such as a broken glass or plate) are expected and will not be charged. However, you are responsible for the cost of repairing or replacing any damage beyond normal wear and tear.

Example: We do not take a damage deposit. In the event of significant damage, we reserve the right to charge reasonable repair/replacement costs to the payment card used for booking [OR: to request payment within [XX] days].

Please report all damage or breakages before checkout, even if minor. This helps us ensure the property is ready for the next guests.

Lost property

We are not responsible for personal items left behind. If you discover you've left something, contact us as soon as possible and we'll do our best to locate and return it. You will be responsible for postage costs if the item needs to be sent to you.

Keys

Example: Studio Two uses lockbox access - you will be provided with the code before arrival. Please do not share this code with anyone else.

Utilities & Facilities

What's included

Your booking includes:

  • All utilities (gas, electricity, water)

  • Heating

  • Wi-Fi internet access

  • Bed linen and towels

  • Welcome provisions (tea, coffee, milk)

Wi-Fi and connectivity

Wi-Fi is provided for reasonable use. Mobile phone signal in the valley can be patchy depending on your network provider. We cannot guarantee uninterrupted internet or mobile connectivity.

Heating and hot water

Central heating is available year-round. Hot water is provided by [CLIENT TO SPECIFY - e.g., combination boiler, providing unlimited hot water]. Instructions for heating controls are provided in the property.

Kitchen supplies

Example: Kitchens are equipped with cooking equipment, crockery, cutlery, and glassware. Basic supplies (oil, salt, pepper, tea, coffee) are provided. You should bring or purchase all other food and drink.

Health, Safety & Emergencies

Safety equipment

Both studios are equipped with:

  • Fire extinguisher

  • First aid kit

  • Emergency contact information

Please familiarize yourself with the location of emergency exits and safety equipment.

Gas and electrical safety

All gas and electrical installations are regularly inspected and maintained to comply with UK safety regulations. If you smell gas or notice any electrical faults, turn off the supply and contact us immediately.

Flooding and extreme weather

The property is located in a valley with a river nearby. While flooding of the studios themselves is extremely rare, heavy rainfall can cause the river to rise significantly. In the event of flood warnings:

  • Move vehicles to higher ground if advised

  • Follow Environment Agency guidance

  • Contact us for advice

  • Do not attempt to drive through flood water

Complaints

We want your stay to be excellent. If anything is not to your satisfaction during your stay, please contact us immediately so we can try to resolve the issue.

If you wish to make a formal complaint after your stay, please email us at heather@springwoodstudios.co.uk within 28 days of your departure with full details. We will investigate and respond within [CLIENT TO SPECIFY - e.g., 14 days].

Liability

Our liability

We accept liability for death or personal injury caused by our negligence. We do not exclude or limit our liability where it would be unlawful to do so.

Subject to the above, we are not liable for:

  • Loss, theft, or damage to guests' personal belongings

  • Personal injury not caused by our negligence

  • Consequential losses (such as missed travel connections)

  • Issues beyond our reasonable control

We strongly recommend you take out travel insurance that covers accommodation bookings and personal possessions.

Your liability

You are liable for:

  • The behaviour of all members of your party

  • Any damage to the property or its contents caused by you or your party

  • Any losses we suffer as a result of breach of these terms

  • Any complaints from neighbours resulting from your behaviour

Data Protection & Privacy

Your personal information is handled in accordance with UK data protection law (GDPR). Please see our separate Privacy Policy for full details of how we collect, use, and protect your data.

General Terms

Entire agreement

These terms, together with your booking confirmation, constitute the entire agreement between you and Springwood Studios. Any changes must be agreed in writing.

Severability

If any part of these terms is found to be unenforceable, the remainder shall continue in full effect.

Governing law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

Changes to these terms

We may update these terms from time to time. The version in effect at the time of your booking will apply to your stay.
